Introduction

Welcome to the Occupying Buildings Sustainably (OBS) website.

OBS is an approach to integrating sustainable practices into the way occupiers use their buildings and the way they work with others to make buildings more sustainable.

There is an online tool available - MOBS Online Action Plan Generator, below - and a series of guidance documents which explain the approach and how to use MOBS Online:

MOBS Online includes a database of good practice sustainability measures that can be used to create an action plan for sustainable occupation.



MOBS Online - Action Plan Generator

MOBS Online contains 450+ good practice sustainability measures organised by sustainability issue, property activity, service line etc. and cross-referenced to published guidance and sources of information. The site should be used in conjuction with the MOBS documents.

With MOBS Online you are only ever a few clicks away from a shortlist of sustainable good practice measures applicable to the property related activities you are interested in.

Go through the steps and select the options relevant to you, to tailor the action plan to your specific requirements.

Once you are happy with your selection click on 'Selection Complete'. Here you can choose one of four formats of action plan.

Step 2. Property Sector Role

This diagram presents the key roles and suggests the relationships between parties owning, occupying, operating and managing property.

If you are looking for good practice measures you could implement yourself, choose your own role in the diagram.

If you are looking to set requirements for a service provider or supplier, choose the service provider's role in the diagram.

Those providing the funding for new buildings and ultimately holding the value of assets, e.g. pension funds and private owners. Those exercising ownership responsibilities including property companies and owner-occupiers.
Those exercising asset management responsibilities for properties and portfolios, including managing agents. The organisation carrying out its business within a property or portfolio, including corporate and public sector occupiers and owner-occupiers.
Those assuring the operation of common services* (e.g. central plant and common parts in multi-let buildings), including facilities/building managers employed by the building owner or managing agent. Those assuring the operation of services for occupants* (e.g. within the tenant's demise in multi-let buildings), including facilities/building/office managers employed by the occupier.
Those delivering specific FM services such as M&E maintenance, cleaning, etc., often as contractors. Those supplying materials and equipment for installation and use in buildings.
* In buildings that are owner-occupied or occupied under a fully repairing and insuring lease, management and occupation level operation may be delivered by the same FM team/person.

Step 3. Headline Policy Issues

A key idea in MOBS is that action on sustainability issues should respond to corporate policy, and associated objectives.

Under each of the headline issues you have selected above set the level of commitment you would like to make to addressing the site specific objectives. The level of commitment broadly reflects the typical level of resources (capital cost + staff resource) to implement the measure.

Checklist by Sustainability Issue
This is a headline issue based summary of good practice measures, responsibilities and timing to support targeted action to meet issue-specific objectives and targets and to aid data gathering and reporting.


Checklist of Measures and Responsibilities by Activity/Point of Intervention
This is a task-based summary of good practice measures with assignment of responsibility for implementation. It should be used by managers to coordinate the contribution by staff to tackling sustainability issues in relation to each of the specific activities.
